Boldmere is mostly the semis and short terraces built between the wars, running off Boldmere Road down toward the gate into Sutton Park. Most of them now have a combi boiler, usually in the kitchen or a utility room, fitted when the old back boiler or floor-standing boiler finally came out.

That gives Boldmere a very recognisable set of breakdowns. The most common by far is a combi that loses pressure, whether from a weeping radiator valve, a failed expansion vessel or the pressure relief valve letting go. After that it is diverter valves on boilers that have done a lot of winters, and ignition faults on the older models.

Then there is the cold-weather call. When a combi was swapped in many of these houses, the condensate pipe was run out through the back wall and down to a drain in the open air. On the first hard frost it freezes, the boiler locks out, and half the road rings at once. Thawing it gets the heating back; rerouting it inside, or lagging it properly, stops it happening again next year.

Boldmere is a short run for us, so same or next day is realistic for most breakdowns. Tell us what the boiler is doing and what the display shows, and we can usually narrow it down before arriving.

A photo of the boiler badge and the display on WhatsApp tells us the make, the model and often the likely part before anyone sets off. If you smell gas, leave the house, do not touch switches and ring the National Gas Emergency line on 0800 111 999 from outside.

What's involved

Boiler Repair in Sutton Coldfield, done properly

Pressure loss

Leaks, expansion vessels and relief valves found and fixed, not just topped up.

Diverter valve faults

Heating works but hot water does not, or the other way round.

Ignition faults

Boilers that try to fire and give up, on older and newer models.

Frozen condensate pipes

Thawed on the day, then rerouted or lagged so it stops happening.

Kitchen and utility boilers

Worked on in tight cupboards without pulling the kitchen apart.

Honest advice

When a repair is worth doing, and when the boiler is near the end.

Good to know

Boiler Repair — your questions

Do you cover all of Boldmere?

Yes, and the streets around it: Wylde Green, New Oscott, Banners Gate and toward the town centre.

My boiler stopped on the first frosty morning. Why?

Very likely a frozen condensate pipe. Pouring warm, not boiling, water along the outside pipe often frees it; if it keeps happening, the pipe needs rerouting.

The pressure gauge keeps dropping. What does that mean?

Water is leaving the system. It needs finding rather than topping up every week.

How quickly can you come out in Boldmere?

Usually the same or next day for no heat or no hot water.

Is my old combi worth repairing?

If it is one available part, often yes. We tell you honestly if it is time for a new one.

Do you do servicing too?

Yes. See the boiler servicing page.
